Hardwood floors are a popular flooring option in many homes due to their durability, beauty, and timeless appeal. Over time, however, wood floors can become worn and damaged, which is why many homeowners opt for refinishing services to restore their floors to their former glory. This process involves several steps, each of which is crucial to achieving a beautiful, long-lasting finish. We will explore these steps below.

Steps in the Hardwood Floor Refinishing Process

Step 1 - Assess the Condition

The first step in the process is to assess the condition of the floors. Our technician will come to your home, and inspect your floors for any cracks, gaps, or other damage that may need to be repaired before restoration can begin. If there are any major issues with the floors, such as severe warping or water damage, they may need to be replaced rather than refinished.

Step 2 - Sand the Floors

Once we have inspected the floors and any necessary repairs have been made, the next step is to sand the floors. Sanding is an essential part of the real wood floor refurbishment process, as it removes the top layer of the floor's finish and any scratches or imperfections that may have accumulated over time. The sanding process is typically done in stages, starting with coarse-grit sandpaper and gradually working up to finer-grit sandpaper to create a smooth, even surface.

Step 3 - Staining and Finishing

After the sanding process is complete, we apply a stain and a finish to the floors. This step is where you as the homeowner can get creative. There are a wide variety of colors and finishes available to choose from. Some homeowners prefer a natural look, while others prefer a darker stain to create a more dramatic effect. Our team can help guide you in the decision-making process. In addition to the color, you will choose from a variety of finishes, such as glossy, matte, or satin, depending on their preferences.

Step 4 - Allow the Finish to Dry

Once we have applied the stain and the desired finish, it's important to allow the floors to dry completely before normal household activity can resume. This can take several hours or even a full day, depending on the type of finish used and the humidity levels in the home. During this time, it's important to keep the floors free from foot traffic, pets, and other potential sources of damage.

Things to Keep in Mind When Refinishing Floors

Work With a Professional Company

It is important to work with a professional flooring company to ensure that the job is done right the first time. Your hardwood floors only have so much thickness to work with, so it is important to work with a company that knows how to assess the state of your floors and sand them only as much as needed.  Preparing the floors and applying stain and finish requires a working knowledge of the floor type and the proper application process.  You don't want to risk working with a company that is figuring it out on the job, with your floors.  As professionals, we have the necessary tools and expertise to properly sand, stain, and finish the floors, resulting in a beautiful, long-lasting finish.

Apply Proper Care and Maintenance

It's also important to properly care for your floors after they've been refinished. This includes avoiding wearing shoes with sharp heels or cleats, using furniture pads to protect against scratches, and sweeping or vacuuming regularly to remove dirt and debris. By taking proper care of your floors, you can ensure that they continue to look beautiful and last for many years to come.

We also recommend a regular schedule of cleaning and maintenance for your newly refinished floors.  You can sweep, dust, and/or dry mop as often as needed. We recommend vacuuming weekly and cleaning high-traffic zones or spills with a damp cloth as required. Lastly, we recommend cleaning your floors with a damp mop and an appropriate hardwood floor cleaning solution only seasonally. Never apply a sopping wet mop to your wood floors as the excessive water will damage the sealant and cause the flooring to buckle.

Wood floor refinishing is a process that involves several steps, including inspecting the floors, sanding, staining and finishing, and allowing the finish to dry. By working with a professional refinishing company and taking proper care of the floors after they've been refinished, homeowners can enjoy beautiful, long-lasting wood floors in their homes for many years to come.
